A vacant site is being revived to provide a gym, café and retail units. Currently, the site has two derelict buildings, a 1950’s factory and a public house. The client has tried to bring these back into use as they are, however this has been unsuccessful, leading to the desire to change their use. The units will be converted, refurbished and brought back into use alongside the construction of a new build unit, which will create the final provision.

The factory building will be converted to create two retail units on the ground floor and a gym on the first. The new build unit will offer 258m2 of new retail provision over a single storey. As a non designated heritage asset, the public house will be converted into a class e unit and first floor flat but will retain its socially historic features. This means the historic identity of the pub, including ornate brick and window features will be retained and enhanced, whilst the modern cladding is proposed for the factory frontage.

Both the existing buildings will be upgraded to meet building regulations and to improve their sustainability. This will be achieved through thermal improvements to the existing fabric and introduction of efficient heating and services.
